Shops, storage buildings and barndominium shells in Weatherford
The same crews that put up stall barns put up shops, equipment storage and barndominium shells, and most listed builders do all three. The difference that matters is where a shell stops being an accessory building and becomes a residence: that changes the permit, the engineering, and what a lender will finance.

Shops and storage
Shops are the simplest metal building on this site: a slab, a frame, roll-up doors and, if you want to work in it in August, insulation and power. Inside Weatherford city limits any accessory structure over 200 square feet needs a permit and a site plan; in the AG district, accessory structures cannot sit in the front yard and must meet 50-foot front, 20-foot side and 25-foot rear setbacks. In unincorporated Parker County there is no building permit, but a new driveway still needs a culvert permit from your commissioner's precinct. Details in the permit guide.
Barndominium shells

Several listed builders offer a shell (frame, skin, slab, openings) that another contractor finishes out as a home, and two offer turnkey. Three things to settle before a shell quote:
- Permits and septic. A dwelling on an unincorporated tract needs a Parker County on-site sewage permit ($480, licensed site evaluation, approval before any part is installed) and, in a flood hazard area, a floodplain development permit. Inside the city, a dwelling is a building permit, not an accessory structure.
- Lending. CLA Metal Buildings explains on its financing page that it is not a lender and walks through construction and construction-to-permanent loans; Texas Metal Experts offers financing through HFS Financial and publishes a turnkey 1,500 sq ft barndominium from $299,000. Lenders treat a shell and a finished home very differently.
- Ag valuation. Building a residence on small acreage can change how the appraisal district classifies the tract. Parker County Appraisal District states that tracts under five acres with a residence are generally considered residential. See the ag exemption guide.
