Guide
Barn and metal building permits in Weatherford & Parker County
Step 1: identify your jurisdiction
| Your property sits in… | Building permit? | What else applies |
|---|---|---|
| Weatherford city limits | Yes for accessory structures over 200 square feet; site plan required | Zoning setbacks and height; AG district rules for farm buildings; code edition per Building Division |
| Willow Park city limits | Yes for any structure valued over $500 (city code Art. 14 Ch. 15) | Planning & Development 817-441-7108 |
| Another city (Aledo, Hudson Oaks, Springtown, Annetta…) | That city's building department | Rules and thresholds differ per city |
| ETJ of a city | Generally no city building regulation of use, size, bulk or height (Local Gov't Code 212.003) | Subdivision regulations may still apply; confirm by address |
| Unincorporated Parker County | No. "Parker County does not issue building permits or certificates of occupancy." No zoning. | On-site sewage, floodplain, culvert, 911 address (below); fire review for commercial |
Step 2: City of Weatherford, if you are inside the limits
- Accessory structure permit for sheds, carports, barns and similar over 200 square feet, filed through the online portal with a site plan showing property lines and structure locations. Call (817) 598-4284 to check requirements before you design.
- AG district (agricultural uses, farm dwellings and accessory buildings): minimum lot two acres; agricultural structures such as barns and silos limited to 50 feet (conditional use permit above that); front setback at least 50 feet, side 20, rear 25; no accessory structures in front yards (zoning ch. 3, mirror of the city code).
- Other residential districts: accessory buildings must be subordinate in height, size and area to the main structure; one-story sheds under 200 square feet are exempt from certain design rules; in RE and R-1, accessory buildings within 50 feet of a right-of-way must be screened (zoning ch. 4).
- Code edition. A June 24, 2025 council agenda report states the city was operating under the 2009 International Codes and 2008 NEC and recommended adopting the 2021 I-codes and 2020 NEC with amendments. We did not find the adoption vote; ask the Building Division which edition your stamped drawings must meet.
Step 3: Parker County, if you are outside any city
- No building permit, no zoning. The county's own words. Your engineer's drawings and your lender's requirements are the only structural review you will get, which is a reason to insist on a stamped set.
- On-site sewage facility (septic). Required if the project adds plumbing. Permit fee $480; a site and soil evaluation by a licensed sanitarian, engineer or site evaluator; a system design by a licensed installer, sanitarian or engineer; a plat or survey; aerobic systems also need a maintenance contract and a notarized affidavit filed with the County Clerk. The county approves or denies within five days of a complete application, and "no physical parts of a system may be installed" before approval (OSSF requirements).
- Floodplain development. In a special flood hazard area: site plan to scale, lowest floor at least two feet above Base Flood Elevation, No-Rise Certificate in a floodway, flood-proofing certificate for non-residential buildings, $200 fee, decision within five days, elevation certificate after construction. Floodplain Administrator 817-598-6141 (instructions).
- Driveway culvert. A culvert permit is required for all driveways and entrances on county roads; there is no charge; the county does not install culverts and can remove a non-compliant one at the owner's expense. Precinct 4: 817-596-0004 (Precinct 4; other precincts have their own numbers). State, US and FM roads go through TxDOT.
- 911 address. New structures in the unincorporated county (and in Annetta, Annetta North and South, Cool, Cresson and Millsap) get an address through the county's Address Request Application; 817-598-6189 (911 Addressing).
- Commercial or multifamily. Fire and life-safety plan review through the Fire Marshal (817-523-7598); a Certificate of Compliance may be issued.
Step 4: what the trade licenses do and do not cover
Texas issues no state license for barn, arena or metal-building construction. Electrical work must be done by a TDLR-licensed electrician, and plumbing by a state-licensed plumber. Two listed builders state they use licensed electricians for lights and fans; several state that drawings come stamped by a Texas professional engineer. "Licensed and insured" on a builder's website, with no number, is a statement, not a check; ask for the engineer's stamp and a certificate of insurance.
